Settler’s Market is a new mixed use center with 350,000 square feet of retail and office combined with 210 residential flats and townhouses. The center mixes traditional retail locations with multiuse buildings containing first floor retail and up to 3 residential floors. The mixed use buildings revolve around the town green that provides an amenity to the residential owners while organizing the town retail and encouraging users into the center. The center, located at the northeast intersection of Highway 199 and Monticello Avenue within the New Town Master Plan Development corridor, has easy access and views from Monticello Avenue, with connecting roads and internal circulation with the remainder of New Town. Williamsburg is located on the Atlantic Seaboard between the York and James Rivers and is known as the “Historic Triangle”. The Williamsburg area is known for its cultural museums and nationally recognized historic sites of Colonial Williamsburg, Jamestown, and Yorktown. As part of the Hampton Roads MSA, Williamsburg traditionally leads the Peninsula submarket of Williamsburg, Newport News and Hampton by achieving strong residential growth and maintaining low multifamily and retail vacancies. Residential re-sales in the Williamsburg area are up 22% through July 2006 from last year, with an average re-sale price of $386,159. The James City County population is projected to increase by 94% by 2025, with adjacent York County to increase by 43% and the City of Williamsburg by 26%. Job growth within the Williamsburg area continues to increase, with unemployment rates falling from 4.1% in May 2005 to 3.2% in May 2006. Close to 60,000 employees work within the trade area, with the largest employers being Colonial Williamsburg, the College of William & Mary, Sentara Health Systems, Busch Gardens, Anheuser Busch, and the Yorktown Naval Station. From a recreation/entertainment perspective, the Williamsburg area has five of the top ten Virginia vacation destinations, including the number one attraction in Colonial Williamsburg. Over 5 million visitors come to the area each year, taking advantage of the wide range of historic sites, shopping and dining opportunities, theme parks, and nationally recognized golf courses.
