Situated on the Mississippi River, Baton Rouge is the State Capital of Louisiana and is
home to both Louisiana State University and Southern University. The MSA
encompasses nine parishes (counties) and is now the largest metropolitan area in
Louisiana. Prior to Hurricane Katrina, the population estimate was 729,000. In 2006, the
permanent population estimate is 779,000. Baton Rouge became the largest city in the
state virtually overnight in August 2005; however, it was poised to reach that distinction
prior to the storm due to its better public school system, lower cost of living and diverse
employment base. Over 250,000 people were living temporarily in Baton Rouge after
being displaced as a result of Katrina, and many evacuees and companies decided to
become permanent residents further fueling the growth in this dynamic market.
The subject property is located at the northwest corner of the intersection of Interstate 12
and Millerville Road in Baton Rouge, Louisiana. The site is approximately 54 acres and
offers over 2,500 linear feet of frontage along Interstate 12 and fronts Millerville Road to
the east with nearly 1000 linear feet. Available traffic count data shows over 26,000
vehicles per day along Millerville Road prior to being widened and over 91,000 vehicles
per day along Interstate 12 at the site. Millerville Road is currently being expanded from
two lanes to four, beginning at Old Hammond Highway and ending at Harrell’s Ferry.
Future improvements include the expansion of Harrell’s Ferry Road from two to four
lanes.
The most intense residential growth in Baton Rouge has taken place along both I-10 and
I-12 Eastward toward New Orleans. This trend is expected to continue in the foreseeable
future due to the availability of land and better quality of life offered by the market.
