Description

Wildwood is a master planned development located on the west side of Interstate 65 at the Highway 149 (Lakeshore Drive) intersection, just minutes from downtown Birmingham. The communities of Vestavia, Mountain Brook and Homewood, the market’s most affluent areas, are all within five miles as well. The project is located on both the north and south sides of Lakeshore Drive and encompasses roughly 400 acres. The overall development is made up of Wildwood Centre, Wildwood North, and the ancillary development in and around these Centers consisting of major office campuses occupying in excess of 2 million square feet, approximately 1,000 hotel rooms, a movie theater, numerous restaurants and freestanding buildings and other national retail tenants, including a Lowe’s Home Improvement Center, Babies R Us, Wal-Mart Supercenter and Sam’s Club. The development of this project was started in the late 1991 and is ever changing and ongoing still today.

Wildwood Centre

The initial phase of Wildwood Centre was the first true open-air regional power center in the Birmingham market and was brought on line in 1990 and 1991, with the “official” opening taking place on September 29, 1991. It was situated next to I-65 on the south side of Lakeshore Drive. Wildwood Centre is anchored by Wal-Mart and Sam’s Club and was their first combination location in the State of Alabama. Shoppers from all over the region flock to Sam’s Club due to the allure of buying supplies in bulk, at significantly reduced prices. Wal Mart was originally a small-footprint store, but due to the immediate success of the Center and the fact that the Wildwood Centre location was one of the top Wal Mart stores in the chain, the decision was made to tap the grocery market by exercising their right to expand the location to Supercenter in the mid 1990’s.

Adjoining the Wal-Mart and Sam’s Club is the 325,000sf retail power center developed in the first phase. Anchor Tenants now include Hobby Lobby, Academy Sports and Outdoors, SuperPetz, and K&G Menswear. The Center also includes approximately100,000 sf of shop space.

Redevelopment

The redevelopment of the project will take place adjacent to Office Max and includes all space through and in front of the former Regal Cinema space. The existing space in this area of the Center has been demolished and approximately 180,000 square feet of new retail space will be constructed in its place. Renovation of the remaining Center will also take place at the time of the redevelopment. The targeted tenant mix for the redevelopment will consist of national retailers in the electronics, home, and apparel categories and may possibly include a department store with a national presence.
