Swan Creek will be a 600,000 square foot community and regional center and residential development situated on 338 acres at the intersection of I-65 and Highway 72. The site is
situated on the southwest quadrant of the interchange with frontage on I-65 and direct
access from Highway 72.
Some of the users that have already located on the outparcels are: Starbucks, Chevron,
Bojangles, Krystal’s and Sleep Inn, which also has frontage on I-65. There is also a three
building apartment complex that is located facing I-65 that the Swan Creek site wraps
around.
The decision to pursue the Swan Creek development is based on the rapid growth in
Huntsville and east Limestone County. The major contributors to the Huntsville’s
projected growth of 12,000 to 18,000 jobs with an average wage of $60,000 over the next
three years are: (i) BRAC (base realignment and consolidation) is bringing more jobs to
Redstone Arsenal, (ii) Verizon is currently building a call and tech support center, and
(iii) an $850 million bio-tech facility that is currently under construction.
Other factors in the decision to pursue Swan Creek were based on the following:
• The growth from Huntsville has continuously been pushing east to west down
Highway 72 and is now taking place in Athens.
• Swan Creek Center is the last major commercial site with interstate exposure
and size to accommodate a major center.
• The location on Highway 72 and I-65 creates a regional draw due to access.
• A void in the retail market
• It will enable us to continue offering category leaders in junior position sites
that other developers can not.
• The opportunity to further our relationship with Bass Pro
• 16,000 homes permitted in the past few years and 2,100 homes permitted to
be built in 2007 and early 2008.
